Planning requirements for a Granny Annexe


All our Annexe are built utilising a certificate of lawful development, which is much easier to obtain from your local council, and of which we have a 100% success rate of obtaining on your behalf.

All of our annexe are built using the same materials, as a conventional house, and adhere to full building regulations.

There are three main criteria that we have to adhere to gain the certificate of lawful development.

The Annexe must be in the 'Curtilage' of the dwelling house. This is the drive or garden, not an adjoining paddock or farmland.

The use must accompany the house, used by a family member or guest accommodation for example and not rented as a private residence or a separate dwelling or business premises.

The actual structure must conform to tests based on its size and construction methods.
